Weather Conditions & Inspection Scheduling

Roof inspections are inherently weather-dependent. Greenlight Independent Roof Inspection reserves the right to postpone or reschedule any inspection when weather or roof-surface conditions may affect inspector safety, the accuracy of the inspection, or the existing condition of the roofing materials.

Weather conditions can change quickly and may differ substantially from forecasts available at the time an inspection is scheduled. For this reason, weather-related scheduling changes may occasionally be necessary with limited notice. When conditions require an inspection to be postponed, Greenlight will make every reasonable effort to reschedule at the earliest suitable opportunity.

Wet, Snow-Covered or Ice-Covered Roofing

Greenlight will not perform a walk-on roof inspection when roofing surfaces are wet, snow-covered, ice-covered, or otherwise unsafe for normal foot traffic.

In addition to creating a potential slip hazard, moisture, snow, frost, and ice can obscure or mask conditions that are important to a proper roof evaluation, including surface characteristics associated with hail or other damage. An inspection performed under these conditions may therefore limit our ability to accurately observe and document the existing condition of the roofing system.

If these conditions are present at the time of inspection, the inspection may be postponed until the roofing surface is sufficiently dry and clear for a safe and reliable evaluation.

High-Temperature Conditions

As a matter of Greenlight policy, walk-on inspections of asphalt shingles will not be performed when the ambient temperature exceeds 90°F.

Asphalt shingles can become increasingly pliable in high temperatures and may be more susceptible to scuffing, granule displacement, deformation, or other foot-traffic-related damage. This policy is informed by published asphalt-shingle manufacturer guidance, including GAF’s hot-weather recommendations, which recognize the increased susceptibility of shingles to foot-traffic damage during very hot conditions.

Greenlight’s role is to independently observe and document the existing condition of a roofing system. Accordingly, we take a conservative approach to roof access and will not knowingly introduce conditions that could alter, damage, or otherwise affect the roofing materials we have been retained to evaluate.

Weather-related postponements are made to protect the property, the integrity of the inspection, and the safety of the inspector. A scheduling change due to weather does not indicate that an inspection cannot be completed; it simply means that conditions are not appropriate for Greenlight to perform the inspection to our standards at that time.
